The Rutland North Lifestyle
The Rutland North neighbourhood is conveniently located in the northern region of Kelowna, around Highway 33. A mixture of old and new neighbourhoods makes this region extremely unique. This charming place is home to many hobby orchards and features an array of housing styles, including condos, townhomes, and single-family homes. This centrally located neighbourhood is close to schools, medical services, shopping, and recreation, including playgrounds, parks, and sports fields. Rutland North is just a short drive from Big White and Downtown Kelowna, so it’s extremely convenient for residents who want to venture out into the city.
This is the largest neighbourhood in Kelowna, with a population of approximately 34,800. A thriving business community makes Rutland North very appealing to new and existing businesses, and the Kelowna City Council works with community groups to help revitalize Rutland Town Centre. One of the biggest draws to the area is its status as one of Kelowna’s most affordable neighbourhoods.
The area merged with the nearby city of Kelowna in 1973 and was an unincorporated town prior to the merger. It was named for an early settler named John “Hope” Matthew Rutland, who farmed wheat and planted the first commercial orchards here. He also installed the first large irrigation system in the area and subdivided the land in the 1900s. Today, it is a thriving area with many busy families living here.

In addition to nearby access to Kelowna’s public transit system, several hotels line the border of Rutland North, making it extremely convenient for visitors and tourists. The Rutland Centennial Hall is a large event venue with a 500-person capacity and also hosts an indoor and outdoor flea market every Sunday. Kelowna Family YMCA is nearby and offers a variety of activities for members, including fitness classes, swimming lessons, gym access, camps for kids, mental health services, and much more. The Uptown Mural Project was completed in 2019 and features colourful murals on the sides of buildings all throughout the community.

Rutland North is home to several of Kelowna’s best parks and has an assortment of farming activities, including ranches with horses and cattle and large orchards. Those who enjoy both rural and city living will enjoy the neighbourhood. The Rutland Activity Centre is a joint-use facility with fun activities for all ages, including yoga classes, babysitting certification, soccer, and health and well-being workshops. It’s also host to the Rutland Seniors Society which offers recreational and cultural programs for those 50 years of age and older. The group participates in activities like billiards, dancing, bingo, carpet bowling, fitness classes, and much more.

In addition to the many farms, ranches, and orchards, Rutland North also has four incredible full-length golf courses.
