Rutland Real Estate Market
Boasting a population nearing 35,000 people, the Rutland community was once a separate municipality until it was absorbed by the City of Kelowna in 1973. It is located east of Highway 97 between Old Vernon Road to the north and Mission Creek/Black Mountain to the south. It's intersected by Highway 33. The area was named for John Rutland, an Australian farmer who introduced irrigation into the area more than a century ago. This character neighbourhood is known for its vibrant community spirit, thriving business market and bright future, as the city's revitalization plans take shape. Rutland residents are the salt of the earth and community pride is everywhere.
The district is divided into North Rutland and South Rutland. The housing market is great for buyers as average listing prices are on the affordable side. The average home for sale in Rutland is still under $500,000 with a tremendous variety of housing options available. The real estate in this community includes older character houses and apartments, as well as solid single-family homes. Houses on the market range from properties that were constructed in the 1970s, to more modern custom homes in Rutland's outlying areas. There are hobby orchards and acreages on the eastern edge of Rutland as well as dramatic 300-acre parcels of rangeland priced at $3 million or more. The options in Rutland are big as the nearby mountains are high, all within a short commute from Downtown Kelowna.
Rutland Community Amenities
This down-to-earth neighbourhood on Kelowna's east end has great playing fields for those living here and community recreational amenities such as the Kelowna Family YMCA and Mission Creek Greenway. Ben Lee Park is another popular attraction in Rutland. If you love to ski, available Rutland real estate is only half an hour away from Big White. Immediately east of Rutland is the Black Mountain Golf Club, an 18-hole Par-71 public course, just one of the many courses in Kelowna where you can golf from February to October and sometimes, even longer.
Downtown Kelowna and Prospera Centre is just 15 minutes to the west and the airport is only 10 minutes to the north by car. Shoppers are mere blocks away from Orchard Park Mall but steps away from another excellent shopping complex, the Uptown Rutland Town Centre. When living in Rutland, everything you need is nearby, including a variety of large grocery stores, a walk-in medical clinic, dentists, theatres, indoor arenas and neighbourhood swimming pools. The wonderful community parks and green spaces are a big attraction for just about anyone looking to purchase a home in Rutland.
The Rutland Park Society was formed by residents in 1939 and in a very ambitious move, did enough fundraising to purchase land at 180 Rutland Road to create a park. Owned by the residents themselves, Centennial Hall was added in 1967. In 1995, a structure was added for the sport of box lacrosse. The park is owned and operated by the Society and is completely volunteer-run. The hall is situated right in the heart of the community, where many events take place throughout the year, such as the Rutland May Days and the Rutland Community Market on Sunday mornings, just to name a few.
There is also a business redevelopment association called Uptown Rutland Business Association. The mandate of this organization is to promote the Rutland shopping area and businesses and to help improve and maintain the area, making it an attractive and pleasant place in which to do business. The URBA ensures the streetscape of the commercial district is well-lit with good signage and attractive planters. It organizes special events and decorates for holidays such as Christmas, Easter, and Rutland's Annual Scarecrow Festival. The committee also works side-by-side with Kelowna's mayor and city council and other stakeholders with common interests in the city. The URBA has taken a special interest in the Rutland Town Centre development, spearheaded by the City of Kelowna.
Rutland Local Schools
There are nine schools in the neighbourhood including Belgo Elementary with English and French programs for K-6 students. There's Pearson, Rutland, South Rutland, Springvalley and Quigley Elementary Schools. There are two middle schools — Springvalley and Rutland — which also include a senior high school program for Grades 10-12. The University of British Columbia, Okanagan Campus is just five minutes to the north of Rutland off Highway 97.
