West Kelowna Real Estate Market
Long-time residents of West Kelowna may refer to the community as "Westbank," now an area of more than 30,000 people still experiencing unprecedented growth. West Kelowna's neighbours are the Westbank First Nation, who have contributed enormously to the growth and commerce in the municipality. In addition to opening many housing market opportunities in West Kelowna, Westbank First Nation operates a golf course, major shopping centres, and a winery located in the heart of West Kelowna, surrounded by many of the area's beautiful homes and vineyards.
Grand vacation houses dot West Kelowna's lakeshore. The community's upward mountain slope rising from the lake offers homes spectacular views of Kelowna to the east or Lake Okanagan to the south and west.
A popular upscale neighbourhood in West Kelowna is Paradise Estates. This prime piece of land is just six miles west of downtown Kelowna, comprising 21 luxury residences in a gated community. Each two-storey home has three bedrooms and a myriad of luxury amenities across at least 3,800 square feet, such as private boat slips, a wine room, a roof-top deck with a garden, a hot tub with spectacular views of the lake, and elevator access. Paradise Estates community amenities include a large swimming pool with a waterslide, a fire pit, a putting green, and a residents-only, 400-feet sandy beach on Okanagan Lake. Residents with a penchant for making wine also have access to a 15-acre land reserve.
While West Kelowna has its share of million-dollar mansions for sale, it remains a community offering something for everyone. There are apartment-style condos on the market surrounding the golf course at affordable prices and single-family homes on pleasant streets for under half a million dollars. Additionally, homebuyers will find manufactured houses and modest properties in semi-rural areas, plus large luxury estates and waterfront properties with lake views. West Kelowna is a community with history and great expectations inviting homebuyers to put down roots.
West Kelowna Community Amenities
Neighbourhood hockey fans enjoy watching the West Kelowna Warriors of the BCHL play during winter at the Mount Boucherie Community Centre. Hockey, ringette, and figure skating enthusiasts enjoy the Jim Lind Arena. The Johnson Bentley Memorial Aquatic Centre is an excellent place for residents to swim, and golfers can play a round at nearby Shannon Lake or Two Eagles.
There are several regional community parks throughout West Kelowna, including Constable Neil Bruce Soccer Fields and several off-leash dog parks. Crystal Ski Resort is only 15 minutes west of homes in the city centre. The biggest recreational resource of all is Lake Okanagan, with plenty of public beaches and walking trails.
Featuring a two-kilometre promenade, Gellatly Bay links several beaches and parks and is a popular destination to walk or ride a bike during warm weather. Three major spots in this region are the Rotary area, with an excellent grassy space and picnic tables; the fenced-in Gellatly Dog Beach, one of the rare places where dogs and owners can splash in the lake; and the CNR/Gellatly Aquatic Park, a unique recreational area with diving boards, a wharf, and even a zipline.
The south end of the promenade along the waterfront boasts more beaches. Willow Beach is a popular spot for sand and beach volleyball, and Marina Park has a playground and sheltered picnic facilities. Gellatly Nut Farm Regional Park contains a pebble beach, a playground, and pathways through the farm, which continues its operations after a century in business.
Getting in and out of West Kelowna is easy, with the connector to the Coquihalla Highway just minutes down Highway 97, making Vancouver a 4.5-hour drive. West Kelowna residents can access the airport by travelling west across the bridge through Kelowna for approximately 45 minutes.

There are eight elementary schools in the district, including Hudson Road, Rose Valley, Chief Tomat Elementary, Shannon Lake, George Pringle, Glenrosa, Helen Gorman, and Sensisyusten House of Learning. Middle schools in the area include Constable Neil Bruce and Glenrosa for grades 7–9. Mount Boucherie Senior Secondary School, serving grades 10–12, is the only high school in West Kelowna.
